A municipal lien search looks for unrecorded property issues that a traditional title search won't uncover. This includes unpaid utility bills, code violations, special assessments, property taxes, and open or expired permits. 

A title search is the process whereby the ownership and claims on a piece of real property are evaluated before a transaction can take place. In order for most real estate transactions to occur, its title must be found to be clean - i.e. free of liens, back taxes, or other claims 

 A refinance occurs when an individual or business revises the interest rate, payment schedule, and terms of a previous credit agreement. 

The closing is the final exchange in the sale and purchase of real estate in which the deed of title is delivered to the buyer, the title is transferred, financing documents, title insurance policies are exchanged, and the agreed-on costs are paid.
